Book a Property Valuation

Property letting experts at Webbers have announced their busiest summer ever with new tenants collecting keys to almost 200 properties over a 3 month period.

Commenting on the volume of new tenancies, Head of Lettings Lawrence Williams advised “This emphasises the strength and importance of the private rental sector in meeting local housing needs.  As a company we are very proud of the service we offer our landlords and that our properties are in such high demand and on a broader level it shows the appeal of living in the West Country.

A bricks and mortar investment is easy for people to understand and relate to.  As more of us look to make sure we have adequate pensions and investments for later on in life the appeal of owning a successful property investment will continue to rise.

Market conditions are good for landlords but advice is always critical and our team of qualified lettings experts will be delighted to assist from the very start to ensure your investment is a success.”

For further information you can email Lawrence at lawrence.williams@webbers.co.uk, visit www.webbers.co.uk or pop into your local Webbers office.

Director Lee Hussell talks about the property market and their exciting new sales service.

How are Webbers finding the property market at the moment?

"Very productive I would say, we have been very busy so far this year and with the summer market now well and truly with us we are seeing excellent sales results across our branches. There are sales being agreed across the price spectrums and we are achieving some record prices in some cases and often have multiple buyers chasing one property. Now is a great time if you are thinking of selling"

Is there anything new Webbers have added to their service recently?

"We are continually looking at ways to improve what we do and stay ahead of the game. There are so many 'new initiatives' out there but we have to look closely at what we believe adds the greatest value for our customers and clients. Technology plays a massive role in our industry now and we want to embrace that the best way we can. We now have the ability for customers to get a free, quick and easy online valuation and we have also just added the ability for a homeowner to physically book a market appraisal appointment with one of our experts directly from our website. We are also just launching a really exciting new service often referred to as 'the modern method of sale'; this is something that I have been working on for the past couple of months"

The 'modern method of sale'? Sounds interesting, tell us more....

"Well this is a brand new sales service for us and for the right properties and the right circumstances has been producing excellent sales results for thousands of home sellers throughout the UK. What's more, it is a commission free service where the seller does not pay an agency fee! The service is also designed to generate more interest and more viewings on our clients properties and also finds the best possible buyer who will pay the best possible price through a competitive pricing strategy with no ceiling limit and which also financially commits the successful purchaser on the agreement of a sale and commits them to fixed timescales for exchange of contracts and completion"

No commission fees, more viewings, best price, financial commitment and fixed time scales; sounds great, how does it work?

"In basic terms, we have an online platform that enables interested buyers to bid for the property in an open and transparent manner. The property is advertised with a starting price and bids are made online, from the comfort of one’s home, at any time of the day or night. The seller is protected to ensure they achieve a price that suits them as each home is sold subject to an undisclosed reserve figure. The system works in a very similar fashion to eBay but unlike eBay our solution will keep the bidding going even at the scheduled end of the bidding process to enable ALL bids to be counted regardless of time. This will ensure best price is achieved. A successful buyer is committed financially at the end of the bidding process and then has up to 28 days in order to exchange contracts with up to a further 28 days thereafter to complete the purchase if required"

I like the sound of that and I am sure there will be plenty of sellers out there that do too; how do they go about finding out more and signing up to the service?

"This system is available across our 16 branch network and we have dedicated online sales specialists to help guide buyers and sellers through the process from start to finish. All the necessary support and help will be given at every stage. A simple call to your nearest Webbers Office will start the process moving forward. This solution may not suit all sellers or all properties but as we have lots of different ways of selling homes we will recommend and find the best method that suits. We are very excited about what we can offer and we would love to talk to anyone keen to see how we can help"

Property Letting experts at Webbers are holding a series of free “Landlord Surgery Events” in their Bodmin and Newquay offices on 22 and 29 July respectively.  The events are for landlords or anyone looking to purchase a buy-to-let investment.  As well as their own team of qualified letting agents, independent mortgage and tax advisors will also be on hand to allow clients a chance to discuss recent tax changes and to ensure they are taking advantage of the best mortgage rates.

When it comes to voting I think it's fair to say we are all now geared to expect the unexpected!

Managing Director of local estate agents Webbers explains “As yesterdays results and the forming of a new coalition government unravels, when asked for advice from our clients and purchasers, we will be reassuring and our response will be, that as far as we are concerned it's business as usual and it really should be. We are not anticipating any significant impact on the housing market.  Investing in property, the buying of homes has in the long term always been a sound investment in the UK, despite changes in Government, investing in property has always been a very safe bet. Malcolm goes on to say “Let's not forget too that people buy homes for many reasons, life-style change, work and of domestic reasons - the fact we will have a different make up in terms of Government should not need to alter peoples home ownership plans and aspirations.

Malcolm continues, “It would seem very likely that the a new coalition government will be formed over the next few days, with this in mind we should all remind ourselves that under the last coalition government the UK housing market actually performed well. At Webbers we will be confident, reassuring when necessary and continue doing what we do best, matching people with homes, we will always give an honest view and not get caught up in short term issues, when people are making long term decisions.

Established in 1924 Webbers have 16 offices across Devon, Somerset & Cornwall, with specialist Fine & Country, New Homes, Rentals & Commercial departments. Birdline (UK) Ltd rescues and rehomes unwanted, unwell and neglected parrots. With many many birds needing new homes, myself and other volunteers work tirelessly to help these birds by raising awareness, educating people and raising money to help pay for vet bills for sick parrots.

I personally spend a lot of my time calling and visiting applicants and carrying out Home Checks throughout Devon and sometimes beyond. I also seek and manage Safe Houses in Devon – a Safe House is a safe place where a bird can be  placed after being rescued and while a suitable forever home is found for it.

I have myself fostered 3 parrots and have developed a real passion for the charity.

I am organising my very first ‘pop up’ event at St John’s Community Centre, Barnstaple (next to Rose Lane Tesco) on the 27th May 2017 between 10.30am and 4pm

The primary goal of the event is to educate people in caring for parrots. Looking after a parrot is very rewarding but as they live for so long, it is inevitable that a parrot will need to be rehomed at some point during its life. Educating people in the care for any animal will hopefully break the cycle of impulse buying and unwanted pets in the future.

There will be volunteers from Birdline (UK) present to offer advice and guidance on every aspect of caring for our feathered friends. Soft refreshments (and cakes) will be available and there are activities for children to take part in. Entry is free and there is loads of free parking. There will be parrot related stalls selling vitamins, food, toys and perches.

Now for the fun bit........ we are bringing around 21 of our feathered friends with us!!!! Our birds are taken to shows (which they absolutely love) and are used to being handled by unknown humans. For a donation, anyone over 5 years of age (due to insurance restrictions) can hold a parrot and of course be told the stories of the individual birds. How exciting!

Debbie Olney from Webbers Property Services in Bude is celebrating after becoming an accredited Relocation Agent Specialist.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme, The Importance of Service.

A national network of independent estate agents (of which Webbers Property Services is a member), Relocation Agent Network introduced the training programme to ensure each of their members provides the very highest customer service to those relocating around the UK.

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service. This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.

By working with fellow members across England, Scotland and Wales, Relocation Agent Network members provide an exclusive relocation referral service to customers. For those relocating to Bude, Webbers Property Services guides their customers through the daunting task of moving to an unfamiliar location. This includes local area information on schools and amenities, popular neighbourhoods and (of course) finding the right property for them. The introduction of a Relocation Agent Specialist to the Webbers Property Services team, ensures that this process is made even smoother.

Managing Director, Malcolm Prescott said, “We take staff development very seriously and Debbies’s Relocation Agent Network accreditation is a great example of what can be achieved when staff are supported properly to improve their skill set. Of course, having a Relocation Agent Specialist in the team is also great for our relocating customers.”

Relocation Agent Network’s Managing Director, Richard Tucker said, “Selected by us as the best independent estate agent to represent the Network in Bude, Webbers have proved themselves as the area’s Local Expert. So with the addition of an in-house Relocation Agent Specialist, they have gone one step further to provide relocating buyers and sellers with the very best customer service.”
