With the vote to come out of the European Union nearly three months past, the country market in Cornwall is nothing less than encouraging in confidence from buyers and sellers.
Following the vote on the 23rd June and the long weekend (as it felt) until the start of the first full week after, I went to the office with trepidation to see if we were going to face buyers pulling out of their deals, and an atmosphere of panic but there was none of it. Indeed the opposite. I had prepared a lengthy article with several new instructions published in. This paper’s Summer Property Review on the Saturday before and was prepared to have no calls for information but the opposite was the case. A good number of calls came in requesting details and indeed several viewing appointments and not a mention of the momentous vote only days before.
Despite the roller coaster of political change after, We found reasonable optimism with vendors going to the market with a good quality range of new instructions and equally, an increase in viewing appointments in what is normally a quieter time for the market just before the schools broke up. As the Sunday Times recently reported, the previous Chancellors forecast of foreboding with a significant fall over two years if with left the E U appears to be wrong but lets us hope that in these early days, that the confidence in the market will remain. The same paper also gave their forecast of the winners and losers in the market post Brexit and one of the strongest winners was Cornwall, a likely future destination for those previously looking to buy in Europe.
The settling down of the market especially in the country was born out by 3 properties I have recently sold by auction or prior in the last few weeks. We were prepared for possible no sales but all three sold well and one near Bude sold for a figure £50,000 above the reserve.
As ever price is king, so we continue now into the autumn, probably the best selling time of the year, and expect realistically priced property to have a reasonable demand.
