Webbers  is celebrating after winning a Customer Relocation Award and winning the Relocation Agent Network’s prestigious 2016 Best Agent South West Regional Award at the Relocation Agent Network National Conference and Awards Dinner. Held at the Sofitel Hotel and Conference Centre, Heathrow on Friday 18 November, the Customer Relocation Award recognises nine estate agents that have generated the greatest number of referrals through the Relocation Agent Network referral scheme and our ability to achieve customer satisfaction and a proven record of helping relocating buyers move in and out of the area.

Following Brexit and an unsettled sales market I am pleased to say that the adverse is true of the rental property market, in fact in our Bideford Office, July &  August have been particularly busy and September was the best ever financial month for rentals. October and November are also proving to be very busy.

We have a large number of applicants looking for rental property but not enough property available to meet this demand.

We need more Landlords and rental property.

One thing is certain; In this shaky market, investing in buy-to-let property is still an attractive option over savings and with some of the best interest rates ever and high rental yields, there is still a very good reason to invest in property.

For example we have just sold a spacious 4 Bedroom, two reception, mid-terrace property house in the Old Town of Bideford for £144,950.00.  This property has an estimated rental income of £725pcm which would result in a yield/return of 6%.

Another property ideal for the rental market is a fully refurbished and well-presented two bedroom, two reception room mid-terrace cottage, situated in a convenient location close to Bideford town centre.

On the market now for £129,950.00 with a rental estimate of £550pcm which would result in a yield/return of 5.36%

Webbers Lettings and Property Management team provide honest, informed and reliable advice that you can trust.  Established in 1924 we have evolved to become one of the market leaders within the property market throughout the South West.

If you are planning on investing in property, or just want to know more, please contact me to discuss your property management or investment buying requirements or ask to speak to Adam Gregory our in-house independent financial advisor from Together Financial Solutions.

Please feel free to call, without obligation and always in the very strictest of confidence. Please call 01237 472344 or email me on  sarah.campbell@webbers.co.uk

Our Dulverton office is the longest established and most successful Exmoor office spanning almost 40 years of operation within the town and surrounding area. Having been personally involved with the running of the office since 1984, Napoleon Wilcox commented “The office has become renowned for its professional marketing, advice and superb and sympathetic customer care, all of which we have taken great pride and care in delivering consistently to our customers week in and week out for all these years”. Finding someone to emulate that ongoing professionalism was never going to be easy but after an extensive interview process with many high profile agents, the successful and indeed worthy new appointment is Matthew White. Matthew has been appointed as a Local Director and has already actively started speaking with and contacting existing clients to introduce himself and to settle into the important role for us”.

Matthew’s career in Estate Agency began in 1986 and has been hugely varied and spanned diverse market conditions.  In addition to running a flagship branch for a leading National Corporate he spent many years with a leading independent Country House agency, successfully handling sales for hundreds of clients from town properties to sprawling country estates, gaining invaluable experience along the way.  “This led me to opening my own company the ultimate sale of which enabled me to try a new challenge and an eventful seven years heading agency teams in the United Arab Emirates. I was delighted to join Webbers on my return to the UK , a professional and reputable company that appealed to my work and customer service ethic; a level of service and experience that I am already enjoying assisting sellers and buyers in and around Dulverton with”.

Matthew is ably supported by Louise Garner, Tobby Cottrell and Catherine Blundell, all of who are remarkably well known and respected within the area as well as additional support from Napoleon Wilcox and Lesley Denton.

Andrew Jeffery, Regional Associate Director of Fine & Country Cornwall discusses:

With the vote to come out of the European Union nearly three months past,   the country market in Cornwall is nothing less than encouraging in confidence from buyers and sellers.

Following the vote on the 23rd June and the long weekend (as it felt) until the start of the first full week after, I went to the office with trepidation to see if we were going to face buyers pulling out of their deals, and an atmosphere of panic but there was none of it. Indeed the opposite. I had prepared a lengthy article with several new instructions published in.  This paper’s Summer Property Review on the Saturday before and was prepared to have no calls for information but the opposite was the case. A good number of calls came in requesting details and indeed several viewing appointments and not a mention of the momentous vote only days before.

Despite the roller coaster of political change after, We found reasonable optimism with vendors  going to the market with a good quality range of new instructions and equally, an increase in viewing appointments in what is normally a quieter time for the market just before the schools  broke up. As the Sunday Times recently reported, the previous Chancellors forecast of foreboding with a significant fall over two years if with left the E U appears to be wrong but lets us hope that in these early days, that the confidence in the market will remain. The same paper also gave their forecast of the winners and losers in the market post Brexit and one of the strongest winners was Cornwall, a likely future destination for those previously looking to buy in Europe.

The settling down of the market especially in the country was born out by 3 properties I have recently sold by auction or prior in the last few weeks.  We were prepared for possible no sales but all three sold well and one near Bude sold for a figure £50,000 above the reserve.

As ever price is king, so we continue now into the autumn, probably the best selling time of the year, and expect realistically priced property to have a reasonable demand.

Recent new instructions include Dovedale Cottage Jacobstow, for sale for £529,950 is a highly versatile five bedroom detached barn conversion with gardens and a large paddock enjoying a lovely rural location with a large timber outbuilding, plenty of seclusion and privacy and some gorgeous countryside views.

Coomberry House Bodmin is set in private and part walled garden of just under half an acre and is a grade 11 period attached individual 4 bedroom home in this delightful setting. The property is competitively priced at £350,000.

Nestled on the outskirts of sought after Cardinham Woods, Glynnwood is a spacious detached bungalow surrounded by peace and tranquillity. The beautiful gardens extend to about 1.36 acres bounded by Cardinham Water and has a beautiful pond filled with lily pads. There is an additional area of woodland of about 0.4 of an acre a short distance down the lane. This is indeed a rare and special location and is for sale for £500,000.

For those seeking a country cottage of the true Cornish vernacular, Folly Cottage is a must for those seeking privacy with no near neighbours. The cottage is near St.Neot, has gardens of about 0.6 of an acre and has large accommodation including 4 bedrooms, main en-suite and 2 reception rooms, and wonderful country views over the Fowey River valley. The stunning interior and setting must be viewed and is priced at £485,000.

For details of these or other properties please telephone 01208 76800.

Ellie Paxton from our Bideford Branch is celebrating after becoming an accredited Relocation Agent Specialist.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme, The Importance of Service.

A national network of independent estate agents (of which Webbers Property Services is a member), Relocation Agent Network introduced the training programme to ensure each of their members provides the very highest customer service to those relocating around the UK.

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service. This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.

By working with fellow members across England, Scotland and Wales, Relocation Agent Network members provide an exclusive relocation referral service to customers. For those relocating to Bideford, Webbers guides their customers through the daunting task of moving to an unfamiliar location. This includes local area information on schools and amenities, popular neighbourhoods and (of course) finding the right property for them. The introduction of a Relocation Agent Specialist to the Webbers team, ensures that this process is made even smoother.

Manging Director Malcolm Prescott said, “We take staff development very seriously and Ellies’s Relocation Agent Network accreditation is a great example of what can be achieved when staff are supported properly to improve their skill set. Of course, having a Relocation Agent Specialist in the team is also great for our relocating customers.”

Relocation Agent Network’s Managing Director, Richard Tucker said, “Selected by us as the best independent estate agent to represent the Network in Bideford, Webbers have proved themselves as the area’s Local Expert. So with the addition of an in-house Relocation Agent Specialist, they have gone one step further to provide relocating buyers and sellers with the very best customer service.”

A recent survey amongst UK estate agency members aimed to find out which is the cheapest option when looking for a home: buying or renting. Conducted by Relocation Agent Network, of which Webbers Estate Agents is a member, the survey found that buying a house continues to be the cheaper option.

Relocation Agent Network, the national network of selected estate agents asked its members whether it was cheaper to buy or rent a three-bedroom semi-detached house over the course of a 12 month period. 92% said that it was cheaper to buy.

The national survey also looked at the possible savings you could make when buying property. Again, based on a three-bedroom semi-detached house, member respondents were asked what they estimated the annual saving was from buying a property instead of renting one. 38% of member respondents stated that it was possible to save between £1,000 and £1,500 a year, with another quarter suggesting a saving of up to £2,000 could potentially be made.

So in terms of saving money, Relocation Agent Network’s survey results demonstrate that buying really is the preferred option.
Webbers Estate Agents understands that getting onto the property ladder can be challenging, but we’re here to help and guide you through the buying process. Contact us today to discuss your options. We’ve been appointed the area’s Local Expert by Relocation Agent Network, which means – in their opinion – we’re the best estate agent in the area to help you.”
