Notwithstanding the challenging weather we hope you are having a good summer. Firmly fixed in the local calendar is the annual North Devon Show  on Wednesday 3rd August and, as in previous years, Webbers will be out in force with our attendance. All of our North Devon branch offices will be represented and we hope that you will be able to pay us a visit on the day and enjoy some traditional hospitality with a cream tea and a glass of refreshment.

There will be plenty to see and do at the show (as well as visiting us that is) and you can find out more by visiting the official North Devon Show Website but to give you an idea..... There are: Alpacas, Cattle, Horses, Sheep, Show Jumping and a Punch and Judy Show. Attractions, displays and demonstrations including Big Pete and the Grim Reaper... Monster Truck Display

Webbers Launceston look forward to SHOWTIME

The Webbers Launceston office are looking forward to next week’s Launceston Show which will once again be held at Kennards House just off the A30 Near Launceston.


The Launceston team headed by Andrew Simpson have been in attendance for the past 5 years or so and have used it as a great way to raise money for local charities and associations.


Commenting on the show Andrew said “this year’s sees the 127th Launceston Agricultural Show which seems to grow in size every year. Webbers are keen supporters of this event which is busy year in year out. 2015 saw stunning warm weather and we were able to raise money for the North Devon Children’s hospice by running various competitions. In years gone by we have also supported Launceston in Bloom which is a worthwhile association helping our town and area look beautiful”. With the referendum now behind, us we can start to assess how the local market is reacting to the result and start to get a "feel" for general property market conditions.

It is worth mentioning here that if we are comparing activity to last year, we were in a post-election period, where the retail sector was in general terms experiencing a "boost" given the new certainty that a new government brings. It is therefore not surprising to see a dip in sales activity, in particular during the week of the referendum vote.

Since that time we have seen the stock market recover to a place higher than pre the referendum, interest rates still remarkably low and whilst the £ has suffered, this has fuelled other export businesses and indeed given some overseas buyers the incentive to buy in the UK. From a local perspective it was pleasing to see that the Telegraph recently reported that the West Country property market may see even more buyers as it becomes more attractive to buy here that abroad!

Overall we still see very similar conditions to last year, plenty of demand and still very cheap money! As long as we see confidence we, like many commentators believe that the UK housing market is robust and we expect similar house sale activity in this year to last - prices to the best part static, although we all know if there is a shortage in new properties coming to market, prices can creep up!

For many it is more about the price differential between what one buys and what one sells! As long as the difference is affordable, properties will continue to be bought and sold. Following the momentous decision of the Great British public to leave the EU, your local estate agents Webbers consider the future of the housing market in the new world outside of the EU.

Managing Director of Webbers, Malcolm Prescott explains, "the first thing to remember is that nothing will actually happen now, there will be a period of time for calm, discussion and it is encouraging that the outgoing Prime Minister David Cameron will remain in No. 10 until October. In addition we were very encouraged by the immediate announcement from Mark Carney who is Governor of the Bank of England, stating that in anticipation of the "out" vote the Bank had set aside £250 Billion to ensure stability within the banking sector".

As for property sales, we know that confidence is one of the important factors in our profession and there may well be, given the anticipation of change, some uncertainty in the market. However we are not alone in believing that the UK property market is in fact very resilient and that prices in residential sales and lettings will be stable in the short term, this is a view echoed by NAEA President Mark Hayward. I addition we are still not building enough new homes, with our population growing at circa 500,000 per annum, we have to live somewhere - therefore we will still have the demand".

Malcolm continues "On a personal level, I and my wife have in recent weeks been discussing the possibility of a move, will we continue with that plan? YES - why? Because we would like a life-style change and we will do our level best to make it happen. I believe that once the dust has settled many others will feel and do the same - get on with living, this is after all the very best thing we can all do to keep the wheels in motion! IF prices do re-adjust (as they have many times in the past) we all need to remember that it is the difference that matters NOT the headline price in many cases".

Malcolm concludes by saying "The West Country remains a beautiful place to live and there will always be people wishing to move into our part of the world and it is evident too that the local market is still very busy in most sectors"

On Sunday Helen White and Abby Porter from our Ilfracombe office accompanied by Annie Urry-Clark and Lindsay Curtis from our Braunton office, walked as part of the 'Webbers Team' on the Croyde Scrumptious Trail charity event. The Scrumptious Trail is a fundraiser for the 'Over and Above Charity' for the North Devon District Hospital the funds for this are allocated to the special care baby unit. We were pleased to be one of the main sponsorsof the event. Our team's start time was 10am so they manned the stand from 8.30am until they set off and chatted to some of the 300 walkers/runners. After the event walkers were directed to our stand after collecting their numbers and water for their flapjack courtesy of Webbers, As part of the route the ladies visited various local businesses for a taste of their produce - lucky them!
