Set on an elevated position on a hillside above the Ruthern Valley, Glenview is a detached period house with detached double garage, pretty gardens and studio/workshop potential.
Glenview is set on a hillside above the Ruthern valley and close to the hamlet of Ruthern Bridge. The larger towns of Bodmin and Wadebridge are both only a few miles away and the popular Camel Trail linking Padstow on the north coast with Bodmin Moor is also within easy reach.
The property has been sympathetically extended in recent years and flexible accommodation that has been used as a Bed & Breakfast in the past.
The property is approached at the rear overa cattle grid and through a five bar gate onto an ample driveway offering parking for several cars.
A few steps lead down to a wide footpath which extends along the rear house with well stocked raised flower beds either side of the steps and the front door opens into the rear entrance lobby. This has a slate flag floor and to one side there is a useful cloakroom with w.c. and sink and a porthole window.Next to this is the utility room which has a range of floor and wall cabinets, worktops and a stainless steel sink unit with mixer taps. There is plumbing and space for a washing machine, double wall cupboards built into an old window opening and a built in double airing cupboard housing the oil fired central heating boiler. To the other side of the entrance lobby is the kitchen which has double aspect windows and a range of timber fronted floor and wall cabinets with matching display cabinets, roll edge worktops incorporating stainless steel sink unit with mixer taps and a five ring propane gas hob. There is space for a fridge freezer and an eye level double oven. An archway leads through to the dining room which has French doors out to the side terrace. The entrance hall has a staircase to the first floor with built in understair cupboard and at the far end there is a half glazed door opening to the front entrance lobby with door to the exterior. The living room has a bay with sash windows and an open fireplace with a cut stone fire surround and slate hearth and mantle.Opposite the living room there is a ground floor bedroom suite with a bay window to the front elevation and en-suite shower room. This room has previously been used for Bed & Breakfast however if a purchaser wished to use this room as another reception room the en-suite could be removed with relative ease. Completing the ground floor is a further occasional room which is currently being used as a workroom however this could be used as a further bedroom if required.
The first floor has a galleried landing with a large arched window looking out to the rear. The master bedroom has two windows enjoying the lovely views over the valley and has built in bedroom furniture and an en-suite shower room. There are two further double bedrooms, each with built in wardrobes. The family bathroom is large and has a suite comprising a panelled bath, w.c., wash hand basin and separate shower cubicle.
Outside the pretty gardens wrap around two sides of the house and have a lovely variety of mature shrubs and trees including camellias and magnolias. There is a detached double garage alongside the parking area with two up and over doors to the front, side pedestrian door and power and light connected. Wide slate steps lead down to a stone built outbuilding which has an outside w.c. alongside and power connected. We consider that this could be converted into a studio or workshop if required. Beyond this is a greenhouse. The garden has a level lawn bounded by stone walls and beautifully stocked borders. At the far end there is a patio seating area. Running along the side of the house at a higher level is a terrace enjoying the views and this leads around to the front of the house where there is a further well stocked and level front garden.

Head out of Bodmin on the A389 towards Lanivet. Go past the Bodmin Plant & Herb Nursery on the left and continue to the top of the hill. Turn right here to Nanstallon and follow the road along until you see a left hand turning to Ruthern Bridge, just before you enter the village. Turn down here, go to the end of the lane and turn left. Follow this road until you reach Ruthern bridge, carry straight on over the bridge and continue up the hill on the far side.
