Believed to date back to c. 1660, Hobbs Choice is a large detached cottage set in a peaceful wooded valley, just 2 miles from the Cornish coast. (contd...)
Hobbs Choice is located in a peaceful wooded valley, just 2 miles from the Cornish coast, the only sounds being those of the stream running through the woodland and along the bottom of the gardens, and the birds in the trees. The cottage has no immediate neighbours, and access is via a small, very quiet lane, leading down from the hamlet of Eastcott, Morwenstow, the most northerly parish of Cornwall.
Morwenstow benefits from beautiful unspoiled beaches including Marsland Mouth, Duckpool and Stanbury Mouth, and the rugged clifftops that providegreat places to walk. The parish has a primary school rated outstanding by OFSTED, a 13th century public house, a riding stables and an active rural community.
The village of Kilkhampton is approximately 3 miles away and includes a Co-Operative supermarket, a Spar, two public houses and a range of independent businesses.Bude is a further 5 miles away, with two sandy beaches, a range of supermarkets and restaurants, and the local comprehensive school. To the north lie the towns of Bideford and Barnstaple, which offer good shopping facilities, and access to the North Devon Link Road, leading to the M5, Bristol and beyond.
The large cottage is full of character and is presented in excellent order, both internally and externally, with the property having been sympathetically refurbished and modernised over the last 10 years. Character features include fantastic inglenook fireplaces housing wood-burners in the two main reception rooms, slate flooring, exposed beams and floorboards.
Touches of luxury have been added, including a roll-top bath in the stunning master bedroom, which also contains an en-suite shower room and wonderful views over the gardens to the wooded valley beyond. There are two internal staircases, one of which leads to the master bedroom and the other to a landing, via which two large bedrooms, a family bathroom and a laundry area can be accessed. On the ground floor there are two kitchens, at either end of the cottage, both with oak worktops, built in appliances and matching units.
Two external, oil fired boilers are fitted to provide central heating and hot water to different 'halves' of the cottage, allowing the property to be easily divided into two separate units, either for a dependent relative, or to provide extra income through the summer months.
The beautiful cottage style gardens surround the house on different levels and are well stocked with mature plants, secluded lawn areas and a lovely sitting area near the stream.Across the lane from the cottage there is a wood store and an acre of woodland, both of which provide fuel for the wood-burners.
Offered to the market with no onward chain Hobbs Choice is a quintessential character cottage, enjoying a secluded valley location with surrounding gardens and woodlands. A viewing is highly recommended.
