A truly unique beachside home overlooking and with gardens adjoining Putsborough Beach - one small step through your private gateway and you will be making footprints in your own sand and making memories of a lifetime.EPC: G
Vention House is in a location that would be hard to parallel or improve upon having its gardens end literally on the edge of the sands of Putsborough Beach making this renowned sandy beach just a few steps away and accessible through a private gate from the gardens of Vention House. On top of that if owning a piece of a sandy beach has always been a dream of yours then this is a property you must consider. It would be a challenge to find a home with better sea views as most of the front rooms have uninterrupted views of Baggy Point to the left, rolling surf waves and sand straight in front of you and then over miles of golden sand, to the right, Morte Point and Woolacombe can be seen. These are iconic areas to North Devon and many holiday makers travel many long miles to come to see these areas of beauty; Vention House is nestled in the middle of all this sublime coastline and beach.Vention House itself is a substantial home with very generously sized rooms on various levels making it a house of character and interest.Enhancing this are the exposed stone walls to the living room, tiled flooring to the ground floor and wooden flooring throughout the bedroom levels. The living room is impressively large with a feature fireplace and log burner and having the stunning views over Putsborough Beach as aforementioned. Off the living room is the kitchen equally impressive in size and having equally impressive views. The good range of wall and base units are cream in colour and of a country style with electric fitted oven, hob and extractor. There is a ground floor cloakroom beside the delightful wooden foot boarded stairs which winds up to the first floor. On the first floor the 6 bedrooms can be found. All are very well proportioned with two of the front bedrooms having large en-suites and being front rooms they have the benefit of the views. There are 2 further bath/shower rooms and a separate wc to service the other 4 bedrooms; all bathrooms have white suites. This bedroom area has many levels and many of the ceilings have curved edges with some walls being rounded off giving character. There are doors to outside giving access to patio areas. To the outside the property is approached through an arched door in a stone wall then paved pathways lead you to the front door. The gardens are an absolute delight having stone paths, stone walls, terracing and many intriguing areas with steps leading to other parts of the gardens. There are elevated patios having the stunning sea views and from where many warm summer hours can be spent watching the changing tides and the sun setting and rising.Through an archway, to the front of the house, the boat house can be reached which is on 2 levels and adjacent to this is a listed intact kiln. For convenience there is a shower room and wc at the other end of the boathouse perfect for showering straight off the beach as it is close to the private beach access gate.To the rear of the property pathways through trees and over lawns lead to a croquet lawn and tennis court. In summary this garden matches the house when it comes to interest and novelty.Vention House can be considered an absolute rarity with its hard to match situation, views of the sea and via the ability of offering a purchaser the opportunity to own part of a well know sandy surfing beach; something very few people could claim being an owner of and many peoples dream.
