Ballyack Cottage offers beautiful well-proportioned accommodation, large enough for a family and is positioned not far away from both Primary and Secondary Schooling and some village amenities.
The existing owners have a keen eye for detail and have created a lovely character home, with land totalling to around 7 acres.
A new private access driveway has also been created.
PROPERTY Built on the site of the original cottage this splendid house has a warmth and charm that is rarely found in such a recently built home. During construction, much thought was put into both the external finishes and the result is a modern home with a tremendous amount of character. Internally the current vendors have carried out extensive improvements including adding the conservatory and replacing the kitchen.
The external elevations are mainly stone faced and partly slate hung on the first floor, cleverly mimicking the look of the original cottage which occupied the site for many years. The current vendors have also added the benefit of a PV solar panel array which has a significant impact on the properties electricity bills.
The accommodation is impressive and features a superb triple aspect lounge which measures 18ft x 16ft and has double doors which open out to the recently added conservatory. There is also an impressive granite and brick fireplace in the lounge which is home to a multi fuel burner.
Like much of the accommodation, this splendid room enjoys far reaching views over the miles of surrounding countryside.
A large dining room opens through to the kitchen which is comprehensively fitted with a wide range built in appliances with white gloss fronted units, granite worktops and has a beautiful slate floor. The current owners have a range cooker which is Liquefied Propane Gas fired. There is also a large separate utility room and a useful wc.
Access to the first floor is via a wide central staircase and there are a total of 3 bedrooms. Each bedroom is of a double size, and two are dual aspect. The master bedroom enjoys the benefit of a superb en-suite bathroom and grand dressing room complete with a range of built in furniture. The bathrooms and shower rooms have fitted modern suites throughout. There is also a spacious main bathroom. Windows are sealed unit double glazed and an oil fired central heating system provides warmth throughout.
Outside, there are a couple of useful outbuildings, A large barn with four stables, tack room, rug room, wash bay and hay store measuring 48ft x 36ft.Additional to this is another large purpose built barn/workshop which has a variety of potential uses and measures approximately 40ft x 20ft.
A sand school has also been added by the current owners measuring approximately 40m x 20m and is toward the edge of the large field which measures approximately 4 acres. Additional land borders the drive and to the front and rear of the house there are more formal gardens which include a large sun terrace to the front of the property.
The house stands at the end of a 250m long gated post and railed private driveway. At the end of the drive and adjacent the house there is plenty of parking and turning for a large number of vehicles if required.
