Property Description

This is the first time this house has been available to purchase as our client's family have lived there since it was built, some 44 years ago.

The property has been well maintained over the years although it is in need of some general re-decorative works now. The accommodation comprises a ground floor w/c, a spacious dual aspect living/dining room, a modern kitchen and an additional conservatory to the rear, which adds flexibility to the ground floor space and has nice views from it, over the garden.

On the first floor there are 3 well proportioned bedrooms with the rear bedrooms having good coastal and country views towards the cliffs to the west. The family bathroom has a 3 piece suite and a separate shower cubicle and warmth is provided by modern electric storage heaters.

To the front, there is a level lawn bordering the driveway, which offers parking and access to the single garage. There is a pedestrian path to the side allowing easy access to the larger area of garden to the rear. This is again level, well enclosed for children and pets alike, with a lawn and an array of mature shrubs and trees. The gardens also enjoy the sun for the majority of the day.

A viewing is highly recommended and the house is offered with no onward chain.

Location
Located on this popular coastal development, 10 Cambeak Close enjoys a position that offers nice views from the first floor toowards the coast.

The village has a newly opened community shop for day to day shopping, which is within walking distance of the property.

The popular cove of Crackington Haven is found within a mile, with the Coombe Barton Inn overlooking the bay, ideal for a drink or to eat, with great sea views. There is access to the south west coastal path here, with superb walks to some of most rugged and awe inspiring stretches of coastline on Cornwall.

The neighbouring village of Marshgate has a shop and primary school, with Jacobstow also having a primary school. The village of Wainhouse Corner also has a range of amenities including a publilc house, petrol filling station, garage and shop.

From here access to Bude is easy, along the A39 and within a 10 minute drive. Bude features 2 sandy beaches, a busy town centre, a choice of supermarkets and the local comprehensive school.

To the south of Crackington, the towns of Camelford, Newquay and Wadebridge have a range facilities and inland, the town of Launceston has access onto the main A30 trunk road leading Exeter, the M5 and beyond.
