A very rare opportunity arises to purchase a substantial development plot with plans passed for conversion of an existing agricultural barn to form a very spacious and contemporary home in a superb and unique location, surrounded by open fields and countryside yet very close to the coast and within easy reach of the one of the UK’s very best golden sand beaches.
Located in a rural position with a number of landscape designations including an area of outstanding natural beauty, the barn sits on the very outskirts of the popular a sought-after coastal village of Mortehoe, in an idyllic location in a small hamlet of properties. The picture postcard charming seaside village of Lee is also less than a mile away. The site comprises a very large agricultural barn that sits in a prominent position and will have allocated gardens and grounds that amount to 1.91 acres in a sunny south facing direction and enjoying outstanding far reaching views to a wide vista out over the Atlantic Ocean and the rugged coastline and inland over the surrounding countryside. The planning permission allows for the construction of a newly formed private driveway which will give access down to the barn/new home which is enclosed within its own large gardens and grounds.
Planning permission has been passed under application number 76720 on the 6th April 2023 for conversion of the redundant agricultural barn to a single dwelling, together with new access and parking arrangements. The existing barn offers a single storey structure with a huge footprint of 721m2 (7,761ft2) albeit part of the existing barn on the western end will be removed completely thus reducing the footprint of the new dwelling. The proposed plans for the conversion comprise a very spacious and contemporary well-designed family home with accommodation arranged over two floors, totalling a massive 645m2 (6,943ft2), and orientated to take full advantage of the fabulous views over the Atlantic Ocean and the countryside. The ground floor amounts to a whopping 471m2 (5,070ft2) and the first floor a further 174m2 (1,873ft2). Planning permission in this type of protected location and so close to the sea can be particularly difficult to achieve making this opportunity a true rarity.
The proposed accommodation will include an entrance lobby which opens into the central circulation space and will offer a real wow factor upon entering the home with a stunning, glazed courtyard which the entire accommodation is centred around. Adjacent to the courtyard is a double-height glazed light well. The circulation space leads to all of the ground floor rooms which encompasses fabulous segmented living areas including a kitchen/living/dining room which would be a great space for modern day family living, entertaining and dinner parties. There is a snug, a lounge and an office area, all of which will enjoy delightful views of the sea and countryside. Also on the ground floor are four generous sized bedrooms, all of which have their own en suite facilities. There is a utility room, cloakroom/wc and good storage ensuring practicality is taken care of.
Moving up to the first floor, there is a master bedroom suite which includes a dressing room and an en suite bathroom. There are also two further good-sized fully en suite bedrooms as well.
Outside, there will be plenty of space to enjoy with the total plot amounting to around 1.91 acres. Once constructed as per the planning permission, a newly created private driveway will lead down to the property and to a huge parking and turning area for numerous vehicles. Whilst the planning consent does not provide for a garage, it is considered there is ample space for that if required and subject to consent being given. There will be a large patio directly accessible from some of the living rooms that will seamlessly connect indoor and outdoor living and present an amazing space for an al-fresco meal, barbeques, sun lounging and soaking up the super views over the Atlantic Ocean and the countryside. The remainder of the grounds will be open to the new owners interpretation but safe to say further landscaping and garden areas can be formed to suit. There is plenty of space for all manner of outdoor activities including planting, vegetable growing/production, small animals such as a pony etc as well. The land slopes away from the building and includes a wooded area that has streams running through and a large pond with feature bridges, and backs onto further open unspoilt farmland.
There is an easement in place for a mains water supply. Alternatively, there is potential for a new borehole to be installed within the grounds. Drainage would need to be via a new septic tank/treatment plant. There is no mains gas in area.
Details of the full planning application is available online on the North Devon District Council's planning portal, please call for a link to that application.
