Worth Meadows is a significant and prominently positioned site of approximately 17 acres (6.88 hectares) of grassed fields in an elevated position overlooking the town and enjoying fabulous views in all directions over the countryside, Hillsborough, the harbour, the Bristol Channel and across to the distant Welsh coast.
The land is located approximately 1/2 a mile from the high street and has easy access to the towns local amenities. The schools for all ages are close by and the picturesque sea front and harbour are also approximately 1/2 a mile away.
The site is part of the North Devon District Council's Emerging Local Plan and, along with the neighbouring Southern Extension, there is an allocation of around 875 houses planned for the area. We understand an allocation of approximately 125 houses could be available for our subject site (leaving 750 for the Southern Extension).
The land slopes downwards from West to East and has excellent frontage to Worth Road for over 400 metres. As well as Worth Road, the site borders neighbouring houses at Warfield Villas, Westminster Villas, Combe Park, Channel View and the Ilfracombe Holiday Park.

Applicants are advised to proceed from our offices in a westerly direction along the high street taking the first left hand turn in to Marlborough Road. Turn immediately left again in to Highfield Road and continue up the hill for approximately half a mile passing the Bowling Club and Whittingham Road at the brow of the hill. After passing Whittingham Road take the next right hand turn in to Worth Road. Continue up the hill for approximately 100 metres where Worth Meadows will be found on the left hand side and stretches up alongside the road for a further 400 metres or so, passing Ilfracombe Academy.
