  • The new school year is underway for over 10 million children across England and Wales and school catchments rate highly for many choosing a home. How much more are home buyers prepared to pay to live close to an Ofsted rated outstanding school?
  • An analysis of property sales across England and Wales (excluding London) over the last year reveals a 10% price premium associated to homes close to an outstanding primary school and 17% price premium associated to an outstanding secondary school.
  • Properties located within one mile of an outstanding primary school sold for, on average, £22,686 more than properties within one mile of other schools, the price premium for secondary schools was £37,558.
  • Detached houses attract the largest price premium, with buyers here having to find an extra £90,000+ to live within one mile of an outstanding school.

  • The long record-breaking summer has made outdoor living a way of life this year and is a reminder of just how green and pleasant our land can be.
  • Only 0.1% of UK land is densely built upon – a statistic that took many people by surprise. In a poll conducted by IPSOS MORI earlier this year, the public hugely overestimated the figure, with a mean guess of 47%.
  • In fact, it caused such a surprise that it was chosen as The UK statistic of 2017 by the Royal Statistical Society. Each year the RSS runs a competition for the statistic of the year, asking for entries that capture the essence of the year or reveal something powerful or surprising.

The Bank of England has raised its base lending rate to 0.75% from 0.5% following a unanimous vote by its Monetary Policy Committee (MPC).

This is the first rise since November last year and the first time the bank rate has exceeded 0.5% since the dark days following the banking crisis when the base interest rate was reduced from 1% to 0.5% in early 2009.

The announcement follows recent cheery economic reports including inflation that appears to be under control at 2.4%, improving economic output in the medium term and increasing employment.

This, the committee reasoned, was underlined by forecasted GDP growth of 1.75% this year and better than expected global demand for British goods.

Malcolm Prescott, Managing Director of local award winning estate agents Webbers comments “this is no great surprise, there have been mutterings for some months now that the next change was likely a slight rise and we must remember that rates are still at a record low and have been for ten years. Indeed, we should remind ourselves that back in 2008, before the economic dip, the base rate was around 5%.”

Mr Prescott goes on to say “There are still some very competitive mortgage products available in particular for first time buyers which is a growth area of the market, some commentators suggest that first time buyers will be one of the largest group of buyers in 2018 – so no-one should panic, the press take great delight in creating that reaction but we remain with our feet on the ground – we have a good steady market”.

We are proud to be commended for our “Silver Service” award at the The Guild of Property Professionals gala dinner and awards ceremony, which was held at Country Hall, Westminster Bridge in London on 1st February 2018.

The awards were presented after a full day at The Guild of Property Professionals Annual Conference, where new strategies were revealed to keep the brand at the cutting edge. Estate agents also heard from motivational speakers and industry experts.

Andrew Sheppard & Sam Gilsenan from our Customer Care Team in our head office in Barnstaple has received an ‘Advanced’ assessment as their company’s Relocation Agent Specialist. The 2018 assessment was awarded by Relocation Agent Network. It is achieved by going above and beyond in the relocation services individuals provide to relocating families moving either from or to the South West area as assessed by Relocation Agent Network based on performance results .

Only 10% of Relocation Agent Specialists from Relocation Agent Network across England, Scotland and Wales have received the ‘Advanced’ award.


The Importance of Service Accreditation


Sam and Andrew first qualified as a Relocation Agent Specialist in 2017 by completing Relocation Agent Network’s  comprehensive online training programme, The Importance of Service. A national network of leading estate agents (of which Webbers is a member), Relocation Agent Network introduced the training programme to ensure each of their members provides the very highest customer service to those relocating around the UK.

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service. This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.
