With the vote to come out of the European Union nearly three months past,   the country market in Cornwall is nothing less than encouraging in confidence from buyers and sellers.

Following the vote on the 23rd June and the long weekend (as it felt) until the start of the first full week after, I went to the office with trepidation to see if we were going to face buyers pulling out of their deals, and an atmosphere of panic but there was none of it. Indeed the opposite. I had prepared a lengthy article with several new instructions published in.  This paper’s Summer Property Review on the Saturday before and was prepared to have no calls for information but the opposite was the case. A good number of calls came in requesting details and indeed several viewing appointments and not a mention of the momentous vote only days before.

Despite the roller coaster of political change after, We found reasonable optimism with vendors  going to the market with a good quality range of new instructions and equally, an increase in viewing appointments in what is normally a quieter time for the market just before the schools  broke up. As the Sunday Times recently reported, the previous Chancellors forecast of foreboding with a significant fall over two years if with left the E U appears to be wrong but lets us hope that in these early days, that the confidence in the market will remain. The same paper also gave their forecast of the winners and losers in the market post Brexit and one of the strongest winners was Cornwall, a likely future destination for those previously looking to buy in Europe.

The settling down of the market especially in the country was born out by 3 properties I have recently sold by auction or prior in the last few weeks.  We were prepared for possible no sales but all three sold well and one near Bude sold for a figure £50,000 above the reserve.

As ever price is king, so we continue now into the autumn, probably the best selling time of the year, and expect realistically priced property to have a reasonable demand.

Recent new instructions include Dovedale Cottage Jacobstow, for sale for £529,950 is a highly versatile five bedroom detached barn conversion with gardens and a large paddock enjoying a lovely rural location with a large timber outbuilding, plenty of seclusion and privacy and some gorgeous countryside views.

Coomberry House Bodmin is set in private and part walled garden of just under half an acre and is a grade 11 period attached individual 4 bedroom home in this delightful setting. The property is competitively priced at £350,000.

A recent survey amongst UK estate agency members aimed to find out which is the cheapest option when looking for a home: buying or renting. Conducted by Relocation Agent Network, of which Webbers Estate Agents is a member, the survey found that buying a house continues to be the cheaper option.

Relocation Agent Network, the national network of selected estate agents asked its members whether it was cheaper to buy or rent a three-bedroom semi-detached house over the course of a 12 month period. 92% said that it was cheaper to buy.

The national survey also looked at the possible savings you could make when buying property. Again, based on a three-bedroom semi-detached house, member respondents were asked what they estimated the annual saving was from buying a property instead of renting one. 38% of member respondents stated that it was possible to save between £1,000 and £1,500 a year, with another quarter suggesting a saving of up to £2,000 could potentially be made.

So in terms of saving money, Relocation Agent Network’s survey results demonstrate that buying really is the preferred option.

Webbers Launceston look forward to SHOWTIME

The Webbers Launceston office are looking forward to next week’s Launceston Show which will once again be held at Kennards House just off the A30 Near Launceston.

The Launceston team headed by Andrew Simpson have been in attendance for the past 5 years or so and have used it as a great way to raise money for local charities and associations.

Commenting on the show Andrew said “this year’s sees the 127th Launceston Agricultural Show which seems to grow in size every year. With the referendum now behind, us we can start to assess how the local market is reacting to the result and start to get a "feel" for general property market conditions.

It is worth mentioning here that if we are comparing activity to last year, we were in a post-election period, where the retail sector was in general terms experiencing a "boost" given the new certainty that a new government brings. It is therefore not surprising to see a dip in sales activity, in particular during the week of the referendum vote.

Since that time we have seen the stock market recover to a place higher than pre the referendum, interest rates still remarkably low and whilst the £ has suffered, this has fuelled other export businesses and indeed given some overseas buyers the incentive to buy in the UK. From a local perspective it was pleasing to see that the Telegraph recently reported that the West Country property market may see even more buyers as it becomes more attractive to buy here that abroad!

Overall we still see very similar conditions to last year, plenty of demand and still very cheap money! As long as we see confidence we, like many commentators believe that the UK housing market is robust and we expect similar house sale activity in this year to last - prices to the best part static, although we all know if there is a shortage in new properties coming to market, prices can creep up!

For many it is more about the price differential between what one buys and what one sells! As long as the difference is affordable, properties will continue to be bought and sold. Following the momentous decision of the Great British public to leave the EU, your local estate agents Webbers consider the future of the housing market in the new world outside of the EU.

I addition we are still not building enough new homes, with our population growing at circa 500,000 per annum, we have to live somewhere - therefore we will still have the demand".

Malcolm continues "On a personal level, I and my wife have in recent weeks been discussing the possibility of a move, will we continue with that plan? YES - why? Because we would like a life-style change and we will do our level best to make it happen. I believe that once the dust has settled many others will feel and do the same - get on with living, this is after all the very best thing we can all do to keep the wheels in motion! IF prices do re-adjust (as they have many times in the past) we all need to remember that it is the difference that matters NOT the headline price in many cases".

Malcolm concludes by saying "The West Country remains a beautiful place to live and there will always be people wishing to move into our part of the world and it is evident too that the local market is still very busy in most sectors"
