Webbers is reminding landlords of an important transitional deadline under the Renters' Rights Act approaches.
Landlords who served a Section 21 or Section 8 notice before 1 May 2026 have until 31 July 2026 to apply to court for possession. After this date, any remaining notices will automatically become invalid, meaning landlords will need to begin the possession process again under the new legislation.
Lawrence Williams, Associate Director at Webbers, said:
"The 31 July deadline is one that many landlords may not be aware of but missing it could have significant consequences. If an application to the court is not made in time, the existing notice will no longer be valid and landlords will need to restart the possession process under the new Section 8 regime."
"With the abolition of Section 21, the legal landscape has changed considerably. We would strongly encourage any landlord who has an outstanding notice to seek expert advice immediately rather than risk losing their current position.
