The park provides a great base from which to explore the delights of the area with the Exmoor National Park with its stunning scenery and clifftop walks, bridleways, footpaths and tumbling rivers, woodland and open moorland just a short distance away. The outstanding golden sand beaches at Woolacombe, Putsborough, Croyde and Saunton area all just a 20 minute drive away and there are an array of rocky coves and bays to explore and enjoy. North Devon also has a variety of tourist attractions, theme parks, stately homes and events to enjoy and quirky characterful villages and towns. There are many high quality restaurants and public houses in the area serving a wide selection of hearty fare to suit all pockets and tastes. There are excellent golf courses in the area with the most well-known being at Saunton with its two links courses, one being at championship standard. The nearest is the course at Ilfracombe Golf Club which enjoys a sea view from every tee! Ilfracombe is just 3 miles away and is set in a delightful coastal setting with its harbour and working quay, there are a range of amenities, shops and supermarkets, restaurants and pubs, schools, a theatre, banks and all the things you need day to day. The coastal village of Combe Martin is 2 miles away. Barnstaple, North Devon's main trading centre, is just 10 miles away and is a market town with further facilities and many of the big name shops. There is a rail link to Exeter and Tiverton stations which connect to major London terminals and direct access on to the A361 North Devon Link Road which joins the M5 at junction 27. There is a family bathroom with a shower over the bath and the two bedrooms are set up as double and twin rooms. Gas fired central heating and uPVC double glazing provide all year round comforts. A real highlight of this lodge is the garden area that the property has ownership of and which and provides a great space for an al-fresco meal, drinks and sun bathing. There are already some bookings in for the 2024 season with the overall annual income expected to be higher than 2023. The park offers a full holiday management service allowing for arms-length involvement from the owner, if required. Further details are available upon request.

We fully advise a visit to the park to appreciate the facilities on offer and the accommodation available.

The property is being sold on a 99 licence agreement with the Park. There is a site service charge of £2,000 per annum for this lodge and that includes general maintenance of the site; this is paid in April and October.
