Fresh figures from TwentyEA paint a clear picture: sellers are becoming more realistic about pricing, while buyers remain confident and active. So far this year, the UK has recorded over 809,000 price-reduction events, the highest figure on record and almost 18% higher than last year. Yet, despite the volume, the actual proportion of homes with reduced prices has only edged up slightly to 38.7% (from 38.1% in 2024). What this tells us is that whilst more properties are adjusting their asking prices, the market overall remains steady and responsive—especially in the most active price brackets between £200,000 and £350,000.
Regionally, we are seeing a divergence: reductions are easing in the North but rising in London and the South, particularly inner London. Here in the South West, the picture remains one of cautious optimism: buyers are still keen, and sellers who take early, sensible advice on pricing are securing good results.
Importantly, activity levels are up. There has been a 15% increase in transactions year-on-year, with 1.24 million new properties listed—the highest for this point in the year in seven years. Sales agreed stand at 897,000, nearly 6% ahead of 2024 and higher than both 2023 and 2019. This shows that despite broader economic uncertainty, buyer confidence is holding firm.
For sellers, this means the opportunity is there—but timing and presentation are crucial. Properties are taking longer to sell, with the average time to agreement now 77 days, the longest in five years. The legal process is also slower, averaging just over four months to exchange in England and Wales.
