The beginning of March marks the start of Spring, a season that remains the busiest in the UK property calendar. Gardens and homes are at their finest, and home-movers quite literally have a spring in their step, envisioning a fresh start in a new home—potentially in a new location. Location remains a key consideration, and in the West Country, we are privileged to enjoy a fantastic blend of coastal and countryside living.


Webbers report a strong start to 2025, with sales activity up by approximately 20% compared to 2024. New property listings have also seen an increase, rising by just under 8%, while the all-important viewing-to-sale ratio has improved to 10:1. UK property portal giant Rightmove also supports this positive trend, reporting an 8% increase in buyer demand year-on-year and an average house price in the South West now standing at £377,000.


The recent Bank Rate drop has played a key role in boosting market confidence and positive sentiment. While inflation has crept up slightly, expectations remain for at least one further rate drop this year. Malcolm Prescott, Managing Director of Webbers, comments: "What we are experiencing here in our lovely part of the UK is a 'good' market. Our offices offer an excellent range of properties, with around 30% more homes for sale than at the same time last year. Buyers love having a choice, and while the Government is introducing stamp duty changes from April, our experience is that buyers have already accounted for these adjustments and remain focused on moving."
