Finding your new home

If you’re moving to a new area, we always recommend researching the local facilities that will affect you most. Considering the costs when renting

Most tenants are responsible for picking up the additional costs for the property such as utility bills, broadband and TV licenses as well as the cost of insurance for personal possessions. If you are new to renting, you may want to consider estimating these costs before you start your property search to avoid any unexpected charges. If you choose to rent with Webbers, you will be asked to pay a deposit which will be secured in our deposit protection scheme, TDS.

What is a deposit protection scheme?

All tenants are legally asked to pay a deposit as a security payment against any breach of their tenancy agreement such as leaving before the agreed time period. It is now a legal requirement that your deposit is registered with an approved deposit protection scheme. Make sure that you are aware which scheme your deposit will be registered with. At Webbers, we use TDS.

Understanding your tenancy agreement

Once you have chosen a new home to rent, you will receive a tenancy agreement from your landlord, outlining the agreement between you both. A good, clear tenancy agreement will explain both your obligations and those of your landlord without legal jargon. It will show your total rent cost, as well as the length of your agreement with the landlord. Typically, this is 6 months but these can vary. If you are unsure of the wording in your agreement, speak to your letting agent or seek legal advice before signing your contract.

If we manage your home on behalf of your landlord you can report a repair by calling us on 01271 347886 or complete the form below. For out of hours emergencies (where you or the property are at immediate risk of harm) call 01271 440241.

Client Money Protection (CMP) Scheme

CMP is a scheme that reimburses landlords and tenants should a letting agent misappropriate their rent, deposit or other client funds. It has long been a requirement for ARLA Propertymark members to have CMP and has been a legal requirement for all letting agents since 1 April 2019. Webbers Property Services Ltd are registered with Propertymark for CMP.
